What Is a Thailand Retirement Visa?

The Thai Retirement Visa (Non-Immigrant O) is designed for foreigners aged 50 and above who wish to reside in Thailand long-term. It does not permit employment, but it allows you to live freely, open a bank account, drive, rent property, and enjoy everything Thailand has to offer.

On your first application, you receive a stay of 15 months total (3 months + 12-month extension), all processed without leaving Thailand. Subsequent renewals are granted for 12 months at a time at the local immigration office. The entire process β€” from the initial application to annual renewals β€” can be handled by our team on your behalf.

Requirements

Basic Requirements

  • Aged 50 or over on the date of application
  • Valid passport (at least 1 year remaining validity recommended)
  • No criminal record in Thailand or your home country
  • Not prohibited from entering Thailand

Financial Requirements (choose one)

  • 800,000 THB deposited in a Thai bank account
  • Monthly income / pension of at least 65,000 THB transferred from abroad (income letter from your embassy required)
  • Combination: bank balance + monthly income totalling at least 800,000 THB

Documents Needed

  • Original passport + copies of all relevant pages
  • 2 recent passport photos
  • Thai bank book showing the required balance
  • Proof of address in Thailand (rental contract, TM30, landlord documents)
  • TM7 application form (we prepare this for you)
  • πŸ’‘ Note: If you are currently unable to meet these exact financial requirements, please contact us directly. We have specialised solutions to help you qualify.
⚠️ Important Timing: We can handle visa extensions even 1 day before your current visa stamp expires. However, for new Non-O visa applications, the process must begin at least 17 days before your current visa expires. Processing times vary depending on the immigration office handling your case (ranging from same-day processing to 25–40 days). Do not leave it to the last minute!
⚠️ Planning to travel outside Thailand? If you leave Thailand while holding a long-term visa, you must obtain a Re-Entry Permit before you depart β€” otherwise your visa will be cancelled upon exit. We can arrange a Single Re-Entry Permit for 1,500 THB or a Multiple Re-Entry Permit for 4,500 THB.

Frequently Asked Questions

Can I work on a Retirement Visa?
No. The Non-O Retirement Visa does not permit employment of any kind in Thailand. If you wish to work, you will need a Non-B business visa or a Non-O Marriage visa, along with a valid work permit.
Do I need to leave Thailand to get or renew my Retirement Visa?
No. One of the key benefits of the Thai Retirement Visa is that the entire process β€” both the initial 15-month application and all annual renewals β€” is handled inside Thailand. You never need to leave the country for this visa.
What if I want to travel outside Thailand?
If you leave Thailand without a Re-Entry Permit, your visa will be cancelled. Before any trip abroad, you must secure a Re-Entry Permit from immigration. We can arrange Single Re-Entry Permits (1,500 THB) or Multiple Re-Entry Permits (4,500 THB). If you are planning to travel abroad, we recommend requesting the re-entry permit stamp at the same time as your visa β€” we will arrange both together for you.
How early can I renew my Retirement Visa?
You can renew your visa up to 90 days in advance without losing any days (the new visa will simply continue from your current expiration date). For renewals, it is best to contact us a few days in advance, though we can even process it on the very last day of your visa. Note: The strict 17-day deadline applies only when applying for a completely new Non-O + Retirement Visa (15-month application). We recommend initiating it at least 17 working days before the expiry date to allow sufficient processing time.
Does the 800,000 THB need to stay in my account all year?
According to Thai immigration law, the 800,000 THB must remain in your account for 2 months before your first application (3 months for renewals) and for 3 months after the visa is granted. For the rest of the year, the balance must not drop below 400,000 THB. If you are concerned about maintaining these exact balances throughout the year, please contact us directly β€” we provide specialised financial solutions to ensure your visa process is smooth and successful.
